Create a Showstopping Home Listing: 6 Tips for Success

Listing your home for sale is an exciting time, but there are some unknown factors that can make some home sellers a little anxious. People often wonder how many days their home will be on the market, and if they’ll get the amount they are asking.

A successful sale starts with the home listing! These tips will help set yourself up for home selling success by having a showstopping listing.

Price it Right

The most important step to getting potential buyers into your home is to price your home accurately from the start. How do you price it right? You should choose your listing price based on its current market value. Your REALTOR® can review comparable listings that have sold in your area in the last 3-6 months. By reviewing the local market, comparing listing to selling price, and gauging whether the market is a buyers, sellers, or balanced market, you will be able to make an informed decision.

Have Great Photos

Most buyers start their home search online, which means stunning photographs are a great way to make a memorable first impression. And although the picture quality is important, what is in the photographs is critical. Be sure to declutter and do some light staging prior to photos being taken. A clutter-free, clean room will allow potential buyers to envision their own lives (and stuff) in the space, rather than being distracted by a misplaced rug or off-colour drapes.

Provide an Accurate Description

When you list your home, you get to provide a written description. Think of this as an opportunity to answer, “What makes this home appealing?”. Use this space to share special features of your home, such as new appliances or roof, unique design elements, or outdoor features. Be sure to include important information like condo fees, number of bedrooms and baths, square footage, and lot dimensions. Your description and your photos should work together to form an appealing story about your home.

Be Available for Showings

Some buyers are in a rush and have limited schedules. As the seller, if you have a flexible showing schedule, you will be able to accommodate the greatest number of potential buyers. It isn’t easy having your home “show ready” at all times, but your flexibility may lead to a quicker sale.

Offer a Cooperating Commission

The bulk of a REALTOR’s® livelihood is from commissions, so it only makes sense they prefer to show their clients homes that offer a cooperating commission. By offering this, you can ensure you are getting the most amount of people through your front door possible. And if you happen to have a private buyer, that commission can stay in your pocket.

Be Online – Everywhere!

You never know where potential buyers are looking! In addition to having your home on and, post your home on Kijiji and share on your social networks. More exposure leads to more visitors which leads to a quicker sale and potentially multiple offers.
